Mortgage Eligibility in the UAE
UAE lenders evaluate applications under strict guidelines issued by the Central Bank of the UAE. Understanding the qualifying criteria ensures you prepare an accurate, approval-ready dossier.
1. Residency & Visa Status
- UAE Nationals: Eligible across all conventional and Islamic lenders with access to the highest LTV limits (up to 85%).
- Expatriate Residents: Must hold a valid UAE residence visa and Emirates ID. Eligible for up to 80% LTV on ready properties up to AED 5 million.
- Non-Residents: Overseas international investors without UAE residency can qualify for ready property mortgages in freehold areas, typically capped at 50% to 60% LTV.
2. Minimum Income Benchmarks
- Salaried Expatriates: Minimum monthly salary typically ranges between AED 10,000 and AED 15,000 across prime UAE banks (select institutions consider AED 8,000+).
- UAE Nationals: Minimum monthly income benchmarks generally start around AED 10,000.
- Self-Employed: Evaluated based on audited company profitability or average monthly business bank turnover, typically requiring minimum personal drawings of AED 25,000 to AED 30,000 monthly.
3. Employment Stability & Probation
Salaried applicants generally need to have completed their 6-month statutory probation period or show 6 months of continuous service in the UAE. Select lenders consider applicants on probation if they have continuous prior employment in the same specialized field. Self-employed business owners must demonstrate at least 2 full operating years under their valid UAE trade licence.
4. Debt Burden Ratio (DBR)
Under Central Bank regulations, total monthly debt servicing—combining all personal loans, car loans, mortgage payments, and 5% of assigned credit card limits—cannot exceed 50% of gross verified monthly income.
5. AECB Credit Score Criteria
The Al Etihad Credit Bureau generates credit scores between 300 and 900. Lenders typically look for scores above 680 for standard retail approvals, with clean payment histories reflecting zero missed payments on credit cards or loans over the trailing 12 to 24 months.
6. Applicant Age Limits
The minimum applicant age is 21. Loans must mature by retirement age:
- Salaried Expatriates: Maximum age at maturity is 65 years.
- Self-Employed Expatriates: Maximum age at maturity is 70 years.
- UAE Nationals: Maximum age at maturity is 70 years.
