Our 5-Step Mortgage Advisory Process
Securing a property mortgage in the UAE involves multiple financial, legal, and regulatory steps. Our structured advisory roadmap ensures you move forward with complete preparation and confidence.
Understand Your Goals & Timeline
We begin by exploring your property objectives: whether you are purchasing your first ready home, upgrading, buying off-plan with handover finance, or refinancing an existing mortgage. We clarify your target purchase price, available down payment, and preferred loan duration.
Assess Eligibility & Debt Burden Ratio (DBR)
We audit your financial profile against the Central Bank of the UAE regulatory parameters. We verify that your total monthly commitments (loans plus 5% of assigned credit card limits) remain comfortably within the statutory 50% DBR cap. We review your AECB credit standing and check age-at-maturity limits.
Compare Market Options
We present an objective comparison of financing structures: conventional vs Islamic home finance, introductory fixed periods (1, 2, 3, or 5 years) vs variable EIBOR-linked options, bank processing fees, and valuation costs. You choose the structure aligned with your risk tolerance and financial plans.
Prepare & Submit the Application
We assist in packaging a comprehensive, error-free financial dossier. Submitting clean documentation ensures rapid underwriting review by the chosen lender, resulting in an in-principle pre-approval letter that protects your 10% deposit cheque when signing the property MOU (Form F).
Approval to Keys (Property Transfer)
Once your sales contract is signed, the bank orders the property valuation. Upon valuation approval, the lender issues the binding Final Offer Letter (FOL) and Key Facts Statement. We coordinate with the lender, seller, and broker to ensure all manager cheques and mortgage registrations proceed smoothly at the Dubai Land Department Registration Trustee office.
Post-Completion Reviews
Our relationship does not end at key handover. When your initial fixed rate approaches its expiry date (typically after 1 to 5 years), we review prevailing market rates to help you decide whether to remain on the variable EIBOR margin or execute a balance transfer to a new competitive fixed rate.
